RENT WITH OPPORTUNITY
The Rent With
Opportunity To Buy program is different from a normal residential lease in the fact that you are treated like a homeowner when you participate. You
will have to put down a nonrefundable option fee down
payment that may be between 1
to 10 percent on the property and a first month rent payment. You make a monthly payment installment that
is between 10 to 30% more than fair market rent. You will receive a
rent credit from each monthly payment installment. We will negotiate the amount of monthly payment installment to be credited
toward the reduction of the purchase price of the home. We possess the option to purchase these homes and will assign that
right to you once you qualify to purchase.
HOMEOWNERS TENANCY
Also unlike a normal residential
lease you are responsible for the upkeep of the home. You have a triple net lease, which means that your responsible for lease
payment, utilities, property maintenance, everything except for the roof and walls. As a homeowner you are responsible for
everything with your home and this program prepares you and treats you the same.
